Sani-Tred - Basement Waterproofing System

Deck Repair Coatings

Hotel and Motel Walkways

SANI-TRED is the only indoor or outdoor deck repair coating system with flexible penetration technology combined with elongation memory, (the ability to be stretched and return to it's original size and shape). Due to these and other unique qualities no other products or system can match SANI-TRED's record of success and performance in the field of negative hydrostatic pressure waterproofing. SANI-TRED systems are available in smooth seamless styles and colors or various custom slip resistant textures.

SANI-TRED systems do not weaken with age, unlike other deck repair waterproofing products, but actually strengthens over time with higher qualities because of it's unique polymer chemistry. SANI-TRED products maintain permanent flexibility and never harden or become brittle.

SANI-TRED Permaflex, (liquid rubber primer and top coating), penetrates deeply into the pores of the concrete substrate and produces tiny solid rubber sealing plugs. These tiny plugs or sealing tentacles in each and every pore or crack in the substrate hold back and retains water pressure before it has a chance to reach the SANI-TRED coating surface to peel it off en masse as with other types of deck repair coatings.

These sealing tentacles work like tiny, high pressure, hydraulic o-rings or "flexible penetration technologyT ". The tentacles seal, anchor, and lock the deck repair coating to the concrete or mortar substrate. This is one of the main characteristic that gives SANI-TRED the ability to retain "negative hydrostatic pressure". SANI-TRED products will never detach from freeze/thaw cycles which makes SANI-TRED especially important for hotel and motel decks and walkways when combined with it's slip resistance and complete compatibility with salt brine.

The photos below show a concrete patio block which was deck repair coated on one side with SANI-TRED Permaflex which was red-tinted to allow better visual detection of the SANI-TRED microscopic penetration process.

The block was then broken in half to show its internal cross section. Notice the penetration of the red Permaflex throughout the entire block.

SANI-TRED LRB (Liquid Rubber Base), a single component, high deck repair technology, polyurethane product, has the unique ability to cure at any thickness of application without gassing and molecularly bonds to itself new-to-old without creating cold joints or weakness at the joint. These deck repair chemically unique features, when coupled with SANI-TRED Permaflex's ability to permanently penetrate and bond to concrete or other standard building materials, creates a waterproofing system which can retain almost sixty times the amount of negative hydrostatic pressure normally found in a commercial slab-on-grade or below-grade-slab.

SANI-TRED systems are used as the critical primer installed before standard two part epoxies, ceramic tile, or other such rigid deck systems to protect them from detachment, blistering, or delamination due to moisture vapor drive. SANI-TRED products provide the perfect bonding platform for most flexible coatings and rigid epoxies even in high load, hard flooring specifications. The SANI-TRED priming coats perform perfectly as an impact and shock absorbing buffer which helps prevent damage to the epoxy surface deck repair coats.

SANI-TRED's Easy Step by Step Directions

This can be done a little at a time or all at once at the option of the building owner. Large, poorly fitted or excessively wide seams may be quickly filled, sealed and bonded using LRB/TAV mixtures. If the flat roof deck has no parapet walls install new drip edge and seal the drip edge and all flashing, mechanicals and vent pipes with LRB/TAV mixtures instead of tar.

Install a new 3/4" tongue and groove plywood substrate directly over the existing flat deck repair materials. If the existing underlying deck substrate is wood, it is extremely easy to nail down new plywood over all or a portion of the old deck materials

  1. Apply a prime coat of PermaFlex to all surfaces (240 sq ft gal).
  2. 2-parts LRB (Liquid Rubber Base) is mixed with 1-part TAV (Thickening Activator) to create a thickened mixture similar in viscosity as silicone caulk. Apply a 1” diameter caulk bead of LRB/TAV mixture at wall/floor junctions and mechanicals. Apply a 3/4” diameter caulk bead to plywood seams. LRB/TAV Round Bead Consumption Chart
  3. Apply LRB (Liquid Rubber Base) to all surfaces to create a self-leveling, waterproof membrane (40 sq ft gal).
  4. Apply topcoat of PermaFlex (240 sq ft gal).
