Sani-Tred products will, for the life of the structure, prevent moisture vapor drive from permeating up through the floor and coming into the garage. What happens is moisture within the earth will permeate up through the concrete creating a damp or wet floor. Moisture vapor drive will push paints, sealers, and other coatings right off of the concrete.

Sani-Tred products have been designed to withstand vapor drive through its unique characteristics and qualities it possesses like deep penetrating adhesion, permanent flexibility, and being 100% impervious to water/moisture. Smooth floor systems are suggested indoor or where moping and sweeping is the typical method of cleaning.

Step by Step Garage Floor Coatings:

The following steps will show you how to coat your garage floor with Sani-Tred:

Products Needed: PermaFlex, LRB (Liquid Rubber Base) and TAV (Thickening Activator)

1. The first thing you would do is prepare the substrate. Meaning remove any loose crumbly substrate, make sure the substrate is clean, dry, free of any previous applied products, foreign matter, and contaminants/bond breakers (oil, wax, fats). The best way to decontaminate from oil spots is to burn the oils from the concrete surface is to use a torch shown within our website.

   While the concrete is still very warm (after using the torch) you can immediately follow the next step:


2. Prime the substrate with 1 coat of PermaFlex (240 sq ft per gal). Do this while the concrete is very warm and the PermaFlex will penetrate much deeper than it would if the torch were not used. PermaFlex will act as a “binder” within the surface of the concrete to lock the substrate together in effect “restoring” the substrate.


3. Patch and profile any joints, seams, cracks, holes, etc. using LRB/TAV mixture (Liquid Rubber Base, Thickening Activator). 2-parts LRB is mixed with 1-part TAV to create the thickest mixture possible. LRB can also be used by itself (as a liquid) to smooth/level any rough surface and as a membrane @ any thickness for extra protection, durability.

4. Topcoat using 1 coat of PermaFlex or PermaFlex-AL (240 sq’ per gal). PermaFlex-AL is our extreme UV resistant outdoor topcoat (requires at least 60°F in order to cure).
