The “Real” Metal Roof Coating & Repair Products

These are photos of typical adverse effects of using acrylic latex, tar, or other asphalt products often mistakenly used to seal steel roofs or concrete. Acrylic latex products are water based, water soluble and as such are not water-proof! An advantage to acrylic latex products is the ability they have to bond well to steel. However, because of this they absorb and retain corrosive water like a sponge. This leads to shrinking, cracks, delaminate, and massive corrosion damage as demonstrated in the above photos. Acrylic latex products do not bond well to concrete and easily detach. Standing water will actually break down and dissolve acrylic latex and is the major cause of detachment from concrete!

The greatest mystery about acrylic latex coatings is how or why they are being marketed, sold, or used for roof coatings and waterproofing. Latex products were originally designed and used for indoor coatings such as interior home wall paints for this simple reason, they are not water proof! Vermin such as rats, mice, cockroaches, grasshoppers and crickets are attracted to latex products and readily eat them!

The good news is, unwanted rodents and insects are not attracted to SANI-TRED liquid rubber products! also permanently bond to all prepared steel and concrete surfaces, completely waterproofing them, preventing corrosion, and will not crack, peel, or detach and are too tough to be eaten by vermin!

SANI-TRED Permaflex was developed as a cost effective coating that will prime, seal and encapsulate minimally-prepared rusty metal surfaces. It is an exceptional rust “bonder” that saves expensive labor and materials in scraping, sand blasting and other time consuming surface preparation. SANI-TRED Permaflex is designed to penetrate into the micro-pores of the oxidation and bond through to the metal surface and “suffocate rust”. This internal gripping encapsulates the rust and bonds to the metal surfaces. The rust is isolated from the oxygen and moisture that causes rust.

SANI-TRED Permaflex systems work well as standalone coatings with excellent abrasion, chemical and weathering resistance. Railings, structural rebar, and many other metal rusting problems can be solved with, or without, other decorative coatings applied afterwards. Permaflex, as well as LRB, is also used to encapsulate lead based paints and coatings. With lead-based paints and coatings, it is obviously safer and more cost effective to encapsulate them than remove them and have to deal with hazardous toxic waste!

Filling Large Holes and Through Roof Fittings

LRB and TAV mixture is used to fill large holes, nail head tears or other large imperfections and is often “sandwich applied” between two coats of Permaflex.

Flat Plywood Roof

  1. Apply a prime coat of PermaFlex to all surfaces (240 sq ft gal).
  2. 2-parts LRB (Liquid Rubber Base) is mixed with 1-part TAV (Thickening Activator) to create a thickened mixture similar in viscosity as silicone caulk.   3. Apply LRB (Liquid Rubber Base) to all surfaces to create a self-leveling, waterproof membrane (40 sq ft gal).
  4. Apply topcoat of PermaFlex (240 sq ft gal).

Lifetime Roof

  1. Apply a prime coat of PermaFlex to all surfaces (240 sq ft gal).

Metal Roof

  1. Apply a prime coat of PermaFlex to all surfaces (240 sq ft gal).

  3. Apply topcoat of PermaFlex (240 sq ft gal).

If parapet walls are also covered with old materials simply strip them to expose an area of vertical substrate below the wall cap which is not contaminated with tar or cover all contaminated vertical surfaces with plywood. Terminate the vertical plywood at a point on the vertical wall which is not contaminated with tar or other sealers. Prime the area and apply LRB/TAV mixture to completely bond and seal this point.

It is easy to attach the bottom of the new vertical plywood to the new horizontal plywood by installing securely nailed 2″X4″ “L Corners” continuously under the plywood at all parapet wall perimeters. This provides a nice raise in grade to direct water from this crucial potential leaking point seam at the base of the parapet wall. It is not necessary that the vertical terminations be attached securely with nails or other mechanical fasteners. Often only a few fasteners, clamps or even weights are required at this point to temporarily hold the plywood tight to the wall until the LRB/TAV mixture is installed and cured. The LRB/TAV mixtures will secure the top of this new plywood wall completely and more securely than nails due to the extremely strong adhesive properties of the products.

To prevent water damage to the new plywood substrate all that is required is that Permaflex primer and LRB/TAV mixtures, (used on joints and seams), are applied at least 45 minutes before a rain to prevent droplet damage to the newly applied products.

  • Standing water is no problem, SANI-TRED systems are completely water proof not just “water resistant” like latex roofing products.
